A. General

We have always found our guests to be friendly and peaceful individuals with the sole aim of appreciating the beauty of the town of Fiuggi whilst enjoying the hundred charms this place has to offer. 

We would like to take this opportunity to kindly ask our guests take some time to go through the terms and conditions before booking. This is done to ensure a complete understanding so as to avoid any unnecessary surprises during your stay. It is here as a safeguard and advice for both parties. 

The terms and conditions stated here are in plain language avoiding any confusion inherent in legal jargon. They are divided into sections for your convenience. Should you have any queries, please do not hesitate to contact us, we are very reasonable and are here to accommodate your stay in comfort.

 

B. Methods of Payment

    We will never ask you to pay the full balance when making a booking. All monies are payable up front on arrival.

     

    On arrival, the total balance of your stay PLUS the breakage fee is required. 

     

  1. Acceptable means of payment include: CASH on arrival in UK POUNDS or EURO. 

  2. We will not accept any other method of payment. (Please, no Western Union money transfers).

  3. Rental charge includes all necessary equipment, bed linen, duvets and television, gas, electricity, council charges, rates and water bills, use of all services provided in the apartment.

  4. Please ensure that you supply me with your correct names and address, as failure to do so could result in you forfeiting your holiday.

  5. When we receive your reservation request, an email confirming your stay will be forwarded automatically. This will confirm your booking and show the balance payable on arrival.

  6. I regret that we are unable to accept bookings from persons of under 21 years of age.

 

C.  Maximum occupancy

  1. The total number of people stated on the reservation form must not be exceeded.

  2. Maximum number of persons allowed: 2 adults per apartment.

 

D.  Check in and check-out times

  1. Check In: 1:00 PM - Check Out: 11:00 AM

  2. Apartments will not be available to guests until after 1:00 PM. If you are arriving earlier or late please phone us and let us know. Late departures are charged at € 6.00/hr after 11:00 AM and will be deducted when refunding your breakage fee.

  3. In order for the apartment to be cleaned and checked, departures must be made before 11:00 AM on the day of departure and no keys will be released before 1:00 PM on the day of arrival (it may be possible to change check out/check in times on some occasions, please check with us prior to arrival).

 

E.  Theft/Loss of Articles

  1. No responsibility will be taken for articles lost in or stolen from the property.
  2. Please do not lose the keys to the apartment. The fee for losing these (in the region of EUR 500.00) are paid up front and is the guest's responsibility as locksmiths require a written permission from the police to break in - this takes time and hassle and can cause disappointment!

 

F.  Breakage Fee

  1. The breakage fee paid for the apartment is required on arrival and will be kept as a good house-keeping deposit and will be returned should the terms and conditions have been complied with. In all cases, the breakage fee is GBP 100 or EURO 110
  2. This will be refunded should the guests leave the apartment in a clean and acceptable condition, or in the same condition as they found it. The breakage fee is paid upon arrival in the form of cash (a receipt will be provided). For clarification, the breakage fee is only applicable should there be willful neglect and damage to the property - this does not include normal wear and tear or accidental damage.
  3. The apartment is checked once a week and is maintained to a high standard. All appliances and fixtures are checked prior to any arrivals. On the departure date, the breakage fee will be handed back to the guests upon returning the keys to the management.

 

G.  Other rules

  1. The person booking undertakes not to do so on their own part, or permit to be done by any other member of the party, anything which may, in the opinion of the management, be or become a annoyance which shall any way interfere with the peace or general comfort, security and safety of others. These include any type of business or trading, soliciting, vandalism or any other activity considered illegal under Italian Law. Any person found conducting any of the following will be reported to the State Police (Carabinieri) and may face prosecution under Italian Law. 
  2. The apartment is situated in a quaint residential area and anyone whose unreasonable conduct causes a constant nuisance to any other persons will be asked to leave at earliest convenience with no refund of monies whatsoever.

  3. The apartment must be left in a clean and tidy condition. The guest(s) is(are) responsible for all members of the party and must make good any losses, breakage, or damage done to the apartment or its contents during their stay.

 

H.  Pets

  1. Pets are not allowed. Anyone found with a pet will be asked to leave with no refund, this is asked as courtesy for all other visitors.

 

I.  Smoking Policy/Littering

  1. Smoking is NOT allowed in the apartment. This is for safety as well as to ensure good quality accommodation to all my visitors. You can of course smoke outside - ashtrays are provided. 

  2. Please do not litter, as Fiuggi is a historical town and is kept very clean, this is for respect to the environment so that all of us can enjoy it's beauty and charm. If caught, littering fines can be very heavy.

 

J.  Cancellations/Forfeitures/Changes to Bookings

  1. Should we inform you that the accommodation booked becomes unavailable due to unforeseen circumstances DURING your stay, a refund for the remainder of the days remaining will be given. No alternative accommodation will be offered in lieu.

  2. Should you wish to cancel your reservation at short notice BEFORE arrival, please give us at least 24 hours notice.

  3. Should you wish to cancel your stay AFTER arrival, no refunds will be given.

  4. Changes to bookings should be made as far in advance as possible to avoid disappointment.

Final

 

Please note that everything has been done to ensure accuracy of the accommodation described, any changes will be promptly displayed on the website, please check the revision date at the beginning of the site to ensure accuracy. Availabilities are displayed immediately so rest assured, the site is updated on a regular basis. The management does not accept liability for alterations to the facilities from those advertised.

 

We are environmental friendly and would appreciate your kind contribution towards energy saving for a clean and pollution-free environment.  

 

We kindly ask you to please turn off any electrical devices (Except for the heating and hot water systems) and light bulbs when not indoors.
